Lock Policies

An Extension is defined as any loan which has been locked and has NOT expired and needs to be extended. The extension may be requested 10 calendar days prior to the day the original lock term expires. Extensions can be submitted by one of three ways: online via the Pricing Engine, faxed to the Commitment Desk, or e-mailed to secondary@franklinamerican.com. The extension expiration date will be added to the original lock expiration date. FAMC offers two (2) extensions per loan with four (4) different pricing options:

***1st Extension
- 5 Calendar Days for a price adjustment of 0.125
- 10 Calendar Days for a price adjustment of 0.250
- 15 Calendar Days for a price adjustment of 0.375
- 20 Calendar Days for a price adjustment of 0.500

***2nd Extension
- 5 Calendar Days for a price adjustment of 0.250
- 10 Calendar Days for a price adjustment of 0.375
- 15 Calendar Days for a price adjustment of 0.500
- 20 Calendar Days for a price adjustment of 0.625
Please note: Only two extensions per loan are permitted

RE-LOCK POLICY (before lock expires)
A re-lock may be requested up to 10 calendar days prior to the day the lock term expires. Re-locks can be submitted either through the Franklin American Mortgage Company website or e-mailed to the Commitment Desk secondary@franklinamerican.com. Re-locks are subject to worst case pricing and additional fees may apply (see re-lock schedule below). Re-locks are worst case of the original lock rate and price or the current day rate and price, plus any additional adjustments (i.e. LTV, FICO, Re-Lock Costs, Extension Costs, & etc.) Re-lock calculations are based off of the original lock term and the expiration date will be based on the date the request is made. You may choose a re-lock period up to and including the original lock period.

***1st Re-lock following the Initial Lock Period
- Relock for 15 days at worst case pricing
- Relock for 30 days at worst case pricing plus an additional cost of 0.125
- Relock for 45 days at worst case pricing plus an additional cost of 0.250
- Relock for 60 days at worst case pricing plus an additional cost of 0.375

***2nd Re-lock and Any Additional Re-locks
- Relock for 15 days at worst case pricing plus an additional cost of 0.250
- Relock for 30 days at worst case pricing plus an additional cost of 0.375
- Relock for 45 days at worst case pricing plus an additional cost of 0.500
- Relock for 60 days at worst case pricing plus an additional cost of 0.625
